Before we take any pictures, we want to make sure that your home is looking its best. So, while we have time, it’s important to complete the projects we discussed. We will be back over before we take pictures to make sure everything is in its place. Sometimes, little things can prevent a buyer from moving forward, so we want the home to be show ready for pictures.

Home Preparation

In order for your home to show its best, we want to complete the projects discussed at our initial listing consultation. Some suggestions might be: 

  • Replace carpet
  • Update flooring
  • Update paint colors
  • Deep clean and declutter

 

We have vendors (and even a handyman) that can help in completing home projects. Oftentimes clients plan on doing much of the work themselves, but in the end, leveraging people we know and trust can take items off of your plate and get your home looking spectacular!

Professional Photography

Did you know that our real estate photographers are experienced in helping homes look their absolute best?!  The right camera lens, angle, lighting, and editing is essential for our listings. Professional photography is KEY to making the best first impression for potential buyers. 

We usually schedule photography about a week out. In special situations, we may take pictures before you find a home so that once you do, we can already have our marketing ready to go. Our professional photographer will make your house look stunning… we promise!

Drone Footage

Does your property have a killer backyard? Are the neighborhood amenities a major selling point for you? Homes are so much more than just bedrooms and bathrooms. Our drone service helps to showoff the best your home has to offer. 

3D Home Tours

We use proven techniques and state-of-the-art technology to provide a 3D Home Tour. This allows buyers to actually walk through your home virtually, experiencing the flow and floor plan. This increases visibility and allows people who are not in the local area to tour your home virtually.

Paid Advertising Strategy

Most agents list a home on the MLS, but don’t actually put advertising money behind increasing the reach on the Internet. Our goal is to get your home in front of as many potential buyers as possible. Our paid and organic digital marketing allows us to do just that. This is included with our agent commission. We are focused on expanding the reach and shareability of your property online.

Virtual Walk Throughs

Did you know that we regularly help out-of-state buyers look at properties through virtual walk throughs? This allows us to give potential buyers a custom and private showing experience, even if they aren’t physically able to see your home. Our team works to help connect ALL potential buyers with your property!

Physical Sign Strategy

We increase the calls on our listings by 400% by implementing our listing sign strategy. We leverage multiple ways for consumers to seek information about your property: be it texting a code for more information, calling an information number which will be answered by an agent on our team, or scheduling a showing. We don’t want to miss an opportunity to tell consumers how great your property is!

Our Database

We have several new buyers sign up for property alerts from our website daily. We will filter the thousands of buyers we have in our database whose criteria matches your property and share this listing with them personally. 

Calling Campaigns

The day before your listing goes live, we will target the neighborhood you live in with friendly and informative calls letting the neighbors know about your new listing. These calls generate leads, because neighbors know people who are interested in living near them.

Mega Open House

Open houses are another great way to increase showings. Some buyer agents may be busy and unable to get their buyers inside the property on opening weekend. So, this allows buyers to see the property, even if their own agent doesn’t show them the home.

Pricing Your Home to Maximize Your Net Proceeds

When it comes to choosing the best price for your home, we will make that decision based on when we are actually ready to list. The market is constantly changing and we want to make sure the price we land on is most beneficial to you, our client.

When we review offers, we will be focused on maximizing your net proceeds. Identifying the risks of each offer – be it the buyer, the lender, the appraiser, the inspection, closing on time, and more – helps to mitigate any risks upfront through negotiations. These risks may not seem consequential, but when lining up a purchase and a sale so you can take the proceeds from your home and apply it to the next home, the details matter. This also ensures we avoid the double move, which is important.

As for finding you the right home, we will do more than sit back and wait for the perfect home to land on the market. Our goal is to understand your precise criteria, set you up with a backstage pass to the MLS, and then proactively contact sellers whose property meets your criteria.

While we would never advise you to sell off-market, because you’ll typically get more by exposing the property with great marketing to as many buyers as possible, we will look for off-market properties on your behalf as a buyer. This may provide the best opportunity when not competing for a home, or having less competition from a buying perspective.
